The Real Estate Market and the Mortgage Industry
I am sure by now most of you have watched and heard several reports on the real estate market and our mortgage industry and it’s got you very concerned. Yes, it is a bizarre time in our economy and it is definitely news worthy, however, is the media having a field day with this? I would say completely. During the last 23 months, we have been having a cleansing of the real estate industry, including the mortgage side if the business.
Over the past 4-5 years, many people were involved in financial situations with their mortgages which are now forcing them to face forclosure. These loans which were made available to them are no longer available and nor are many of those mortgage companies. Many of these creative loans including adjustable rate mortgages have defaulted to the point that no investors want to purchase these loans which shuts off the flow of new cash to make new loans.
There are so many stories about purchasers going to the closing table only to learn that they no longer qualify for the loan they applied for over 30 days ago because the loan program has changed or in some cases, no longer exists.
